According to a study by USA Today, 54% of home buyers said they’d pay more for a home with hardwood floors. In fact, that’s the top request from home buyers and renters, according to real estate agents on HGTV. So installing hardwood floors will increase the value of your home tremendously.

Of course it’s hard to say what the return on your investment will be. That depends on a number of factors. In the Northeast, wood floors are preferable, while in places like Florida, ceramic tile is preferred because of the heat and humidity. In New England, you can be assured that you’ll be definitely adding value to your home. And no matter how much your home sells for, houses with hardwood floors have been proven to sell faster than those without it.

Cleaning

How much and how often are you willing to clean? You vacuum carpet; you sweep a hardwood floor. Wood floors will not hold these kinds of particles as long as they’re swept regularly.

Longevity

Hardwood floors last longer. Carpets usually last about 10 years, while wood floors are estimated to last between 25 to 30 or more years. It’s also important how each type of flooring ages. For instance, carpets just look uglier as they get older. They become worn and discolored. As wood floors age, sometimes a more worn-looking wood is actually preferable to homeowners. So that’s also something to consider.

Personal preference

Of course, if you plan to stay in your home a long time, you should choose the type of flooring that you prefer. You may want hardwood floors in some of the major traffic areas of your home, such as the living room, kitchen and other main rooms. And you might prefer carpet in the bedrooms. For cold New England winters, it can be nice to have carpet in the bedrooms, and area rugs in main living areas to give your home a nice warm feel.
